ARRIVAL AND DEPARTURE
Bookings are normally from Saturday until Saturday unless special arrangements have been made. You agree to vacate the property at the end of the period booked. You can arrive by 3pm on the day of arrival. If you wanted to arrive earlier you can check with Mrs Ethne Turnbull Tel: 018907 71530 if the cottage will be ready. We ask that you to check out by 11am on the day of departure.
RENTAL DEPOSIT
A deposit secures your booking. In the event of a cancellation more than 6 weeks before the arrival date this deposit will be returned if the cottage can be re-let. The balance of rental is due 6 weeks before the arrival date. We will send a reminder about 8 weeks before the arrival date. For a cancellation less than 6 weeks before the arrival date there would also be a refund if the property can be re-let. We are always ready to substitute friends or family members in this event as long as it is pre-agreed with us. You may wish to take out insurance to cover cancellation.
SECURITY DEPOSIT
Our insurers have requested that we hold a security deposit. This is normally £100 and so, when the rental balance is due, £100 of your original rental deposit will be considered to be the security deposit and the balance due adjusted accordingly. (see below for return of deposit). If you prefer, however, you can pay the security deposit just before your holiday and it will be returned shortly afterwards.
CONDITION OF PROPERTY
In making the booking you accept that you have read these conditions and that you will keep the property and all fitments, furniture, utensils and equipment etc. in the like state of repair and condition as at the commencement of your holiday. A manual giving full instructions for use of the equipment is provided. You agree to leave the property in a clean and tidy condition and to pay for the full costs of any damage or breakages. In that regard, we will request a security deposit of £100 which will be returned to you immediately following your holiday subject to no damages etc.
BEDDING AND LINEN
We can supply this and you will have been asked if you want it. If you have ordered linen it will be waiting for you in the Cottage. In emergencies we may be able to supply at short notice. Please phone Mrs Turnbull.
YOUR PARTY
You agree that you are one of the occupants on each night booked and accept responsibility for all members of your party to comply with these conditions. The size of the party is agreed when the booking is made and may only be changed by agreement with us. In no case can more than four people stay at St Margaret’s.
CHILDREN
We regret that we are unable to accept children under 8 years old. Therefore there are no cots or high chairs.
SMOKING
Smoking is not allowed in the house and conservatory.
PETS
One small well behaved dog is accepted but only by arrangement. There are certain conditions and the pet owner must accept these conditions before the booking is valid.
ACCESS
There is parking for two cars. It is usually necessary to reverse out of the drive but only onto a very quiet surfaced country lane. Ice or snow on this lane may make it difficult to get out so for winter lets it is advisable to carry a spade. There is in any case one in the garden shed.
EXTRA CHARGES
There are no extra charges other than we may request a small supplement for gas in winter months November to March inclusive. There would be extra charges in the event of any damage (see above).
VAT
The owner is not registered for VAT and no VAT has been charged.
DISABLED ACCESS
St Margaret’s has a garden path with steps and does not have wheel chair access. It is not really suitable for visitors with mobility difficulties.
AVAILABILITY
The booking has been made for you for the dates agreed. In the very unlikely event of something beyond our control (e.g. storm, flood, fire, illness) we shall give you as much notice as possible and return all monies paid.
COMPLAINTS
So far we have never received a complaint but should you have one please advise us immediately so that we can do our best to put it right.
CONFIRMATION
Confirmation of a booking by you is deemed to be an acceptance by you of these conditions and a confirmation of the details supplied by you at the time of booking.
ACCURACY OF INFORMATION
We have endeavoured to give accurate information here, on the website www.mwindsor.net and in the manuals for use in the Cottage. All information is given in good faith but we cannot accept responsibility for any loss or damage which may arise from the information given.
